Selling Your Home This Spring?
The spring real estate market is in full swing with demand for homes only increasing. Mortgage applications to purchase a home are 8% higher than one year ago. As interest rates remain low, more first time buyers are entering the market. Pending home sales from February rose to their highest level in nearly two years which results in final sales within 30-60 days.
If you are considering putting your house on the market while the demand is high, there are a few things you may want to do to prepare.
Increase curb appeal: Mow the lawn, trim the bushes, plant flowers, etc. You may also need to pressure wash your siding and clean the gutters. These are the first things they will notice so it is important to start on a positive note. It also shows the buyer that you take care of your property.
Make minor repairs: Patch any holes in the walls, fix doors and drawers that don’t function properly, replace cracked floor or counter tiles, replace burned out light bulbs, etc.
Make the front door inviting: Give the door and the trim a fresh coat of paint. Buy a new welcome mat. Adding new house numbers can also give the entry a nice fresh look, as well as helps buyers find the home easier.
Remove clutter: Less furniture will give the illusion of more space and help define what the rooms are used for.
Depersonalize: Take down photos and family heirlooms. People want to envision their own décor on the walls and not be distracted by your family pictures.
Paint: Bright colors on your walls may discourage certain buyers. Paint walls a neutral color that will appeal to wide range of people.
